Accessory Structures

Accessory buildings may include detached garages, garden sheds, greenhouses, or any other roofed structure. Accessory structures must meet all dimensional requirements within the applicable zoning district. Accessory structures are not permitted to be used for dwelling purposes.

Small Accessory Structures in R Districts

Accessory structures 144 SF or less and no taller than 10’ have more flexibility in lot placement and subject to the following:

  • Minimum 5’ side and rear yard setback
  • 50’ setback from cartway (where street pavement meets the curb) 

This applies to most standard garden sheds, but can be used for similar yard structures like pergolas, gazebos, etc. 

Other Restrictions

  • Maximum lot coverage (building) standard based on individual zoning district
  • May not be used as a private garage

Additional Limitations for R-1

No accessory building, other than a garage, shall be connected to or serviced by a driveway or other paved access with a width greater than five feet and no existing driveway or other paved access with a width greater than five feet may be extended or expanded to provide access to any such accessory building. 

All Other Accessory Structures

Accessory structures of any size located in all non-R zoning districts or accessory structures larger than 144 SF/10’ in R districts are subject to the dimensional standards of that specific zoning district

If electrical service or plumbing is involved, or depending on the size of the structure, a Building Permit is also required from Centre Region Code Administration.
