The SCCLT is a private non-profit organization whose goal is to ensure that decent, affordable housing for all. Individuals looking for assistance from the SCCLT must be income qualified. Qualification levels vary depending on family size.
The SCCLT provides a package of assistance which includes home rehabilitation money, closing cost assistance and a subsidy equal to the value of the land for the given property. Applicants do not need to have any down payment or money for closing costs.
The need for cash up front to cover these items is usually the biggest hurdle most people face when buying their home. Closing costs alone are normally 3% of the purchase price. The SCCLT clears this hurdle for them and reduces the amount of the mortgage they must obtain.
